Contract Holder Fee Schedule 

Holding Deposit (per contract) 1 week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the occupation contract, provide materially significant false or misleading information, or fail to sign their occupation contract (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per contract) 5 week’s rent. An additional security deposit will be required where a pet is permitted, up to a maximum of £500.
Unpaid Rent Interest at 3% above the Bank of England Base Rate.
Lost Key(s) or other Security Device(s) Contract holders are liable to the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the costs of a locksmith, new lock and replacement keys for the contract holder, landlord any other persons requiring keys will be charged to the contract holder. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Damage to Property Pay for the cost of works resulting from the negligence, misuse or failure to act reasonably by the contract holder or any of his visitors or friends. Pay for the entire invoices and costs of the contractors.

Missed Appointments

Contract holders are liable for any pre-arranged missed appointments. Contract holders will be liable for the contractor's invoice.

Out of Hours - Call Out

Contract holders are liable for any out of hours call-outs due to the fault of the contract holder. Pay for the entire invoice and costs of the contractors. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken.
Early Termination (Tenant’s Request)   Where a contract holder wishes to end their occupation contract outside of the agreed terms of the agreement, they agree to cover the loss incurred by the Landlord as a result of the early termination. These costs will be no more than the maximum amount of rent outstanding on the occupation contract.

Draft occupation contracts can be made available on request.

** Final balance must be paid via bank transfer and the rent thereafter must be paid by standing order.

Service Packages

Let Only Service (no let no fee) 65% plus VAT (78% inc VAT) / (minimum £325 plus VAT) of the 1st month's rent
To include contract holder introduction, providing occupation contract, collection of 1st month's rent and bond lodging.
Management Service

£199 plus VAT (£238.80 inc VAT) set up fee and 11.5% plus VAT (13.8% including VAT) of rent collected

Excludes maintenance arrangement, void property inspections and fees relating to exceptional circumstances.
Full Management Service £199 plus VAT (£238.80 inc VAT) set up fee and 12.5% plus VAT (15% including VAT) of rent collected
Excludes maintenance arrangement, void property inspections and fees relating to exceptional circumstances.

The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Individual Service Chargs

Occupation Contract Fee Only £200 plus VAT (£240.00 inc VAT). This service is for a Landlord who finds their own contract holder and does not require advertising, referencing, collection of 1st month’s rent or bond deposit lodging. Included in all service packages.
Advertise Only (i.e. Contract holder Find) £300 plus VAT (£360.00 inc VAT). Advertise and contract holder introduction only. Does not include preparation and completion of occupation contract, referencing, collection of 1st month’s rent or bond deposit lodging. Included in all service packages.
Occupation Contract, References and Bond Deposit Lodging £300 plus VAT (£360.00 inc VAT). Does not include advertising / contract holder introduction. Included in all service packages.
Inventory Check in and out £400 plus VAT (£480.00 inc VAT) included in both Management packages
Service of Section 173 Notice £50.00 plus VAT (£60.00 inc VAT) included in both Management packages
Service of Rent Review Notice £50.00 plus VAT (£60.00 inc VAT) included in both Management packages

Maintenance Arrangement Fee 10% plus VAT (12% including VAT) of all works arranged – managed properties only
Professional Hourly Rate £50.00 plus VAT (£60.00 inc VAT) charged by the Agent when required to carry out any additional services
 Occupation Contract Renewal Fee (excluding new reference checks) £200.00 plus VAT (£240.00 inc VAT). It is not necessary to renew tenancy at the end of the first period and so no charge will be made in Management package
 Re-letting fee (applies only if property is let twice in 6 months) £299.00 plus VAT (£358.80 inc VAT). Only applies to Management Package, not Let Only.
 Gas Safety Record Fee Subject to Quotation.
 Electrical Inspection Fee Subject to Quotation.
 Legionella Risk Assessment Fee Subject to Quotation.

Minimum Fee

Where the Landlord cancels the Agent's instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 11.5 plus VAT (13.8% including VAT) of the agreed rent for the period not exceeding six months from the commencement date of the tenancy.
